According to the National Association of Realtors (NAR), many common real estate inspection issues can be easily and inexpensively remedied. At Barrie Inspections we see quite a few cosmetic flaws, and a handful of minor problems during our inspections every day. While we steer away from notating many cosmetic issues, minor issues definitely get noted as they could lead to bigger issues. Getting these repaired before showing the property can eliminate potential buyer concerns – and keep adverse notations off the inspector’s report. Below is a list of the top home inspection issues for sellers.

Here are the NAR’s 3 Most Common Home Inspection Issues (nationwide):
1. Faulty Wiring. Open junction boxes, amperage mis-matches, missing wire nuts, and missing ground-fault circuit interrupt (GFCI) receptacles are the most common issues found. How to fix – Repair junction boxes, upgrade to at least 100 amp service panel(s), add wire nuts to all wire-to-wire connections. and install GFCI receptacles in kitchens, bathrooms, garages, and on the exterior. (We do recommend a licensed electrician perform this work, obviously)
2. Poor Grading and Drainage. Poor grading and drainage is generally easy to locate. Check for spongy soil around foundation, puddles during/after rain near the foundation, and any signs of leaking into the house. How to fix – Regrade so ground slopes away from house. It is recommended that the slope be 6″ for every 10 feet; remove porous material around foundation such as bricks/concrete/wood.
3. Faulty Gutters. Clogged or bent gutters, water not channeled away from house. How to fix – Install gutters of adequate size, splash blocks to divert run-off. Remove leaves and debris from gutters and downspouts to allow proper flow.
